Melachim Imóveis was founded in 2021 by Laurent Rochetta, a French technology and finance entrepreneur based between Europe and Rio de Janeiro.
The company combines international capital with local experience: a French-Brazilian structure backed by legal expertise dedicated to foreign investors in Brazil. Its own properties are negotiated directly with Melachim, in its capacity as owner, with no intermediation and no brokerage commission.

Yes, as a general rule. Foreigners can buy urban property in Brazil in their own name with a CPF (the Brazilian tax number, which can be issued from abroad) and a valid passport. In the sales of Melachim's own properties, we assist the foreign buyer with the administrative steps, in English, French or Portuguese.
Melachim only lists properties owned by Melachim Imóveis Ltda itself or projects developed directly by the company. You negotiate directly with the owner, with no intermediation and no brokerage commission. The company does not carry out real-estate brokerage or intermediation for third parties.
Typically: ITBI (municipal transfer tax, usually 2-3%), notary and land-registry fees (around 1-2%), plus your own legal counsel if you wish. We send a complete estimate of the total cost before you commit to anything.
You secure the unit with a reservation payment under a contract that clearly defines conditions, timeline and refund rules. The balance follows construction progress until the keys are handed over.
Yes. With a power of attorney and funds sent through the official exchange channel, the entire operation can be completed remotely: video visits, signature by proxy, and registration in your name or in your holding structure.
